Salem and Keizer Housing Market: August 2026 Seller Update
Salem and Keizer recorded 191 closed residential sales in August 2026, with a median sold price of $454,995. There were 361 new listings during the month. The supplied active-listing export contains 840 available homes.
For a seller, the useful next step is to narrow those numbers to the homes buyers would compare with yours. A citywide median cannot tell you what a particular home should sell for.
What do the August numbers measure?
- 191 closed sales: completed sales with August closing dates.
- 361 new listings: records with August listing dates, including listings that later changed status.
- 840 active listings: available homes marked ACT in the supplied export.
- $454,995 median sold price: the midpoint of August closing prices.
These are different groups. The new listings are not necessarily the homes that closed in August. Active inventory is a snapshot, not a count of every home that was available during the month. New listings include pre-market and other statuses present in the export, so the count should not be described as 361 currently available homes.
What changes at $450,000 and above?
There were 104 August closings at sold prices of $450,000 or more. The active export contains 570 homes with asking prices at or above that threshold. Of those active listings, 313, or 54.9%, had asking prices below their original prices.
That is a reason to review the competitive set carefully. It is not proof that every seller should reduce the price. The files show the difference between original and current asking prices, not the complete history or timing of every adjustment.
The upper end needs a narrower comparison
At $1 million or more, August produced three closings, while the supplied export contains 86 active listings. Three sales are too few to support a confident luxury-market trend or predict an individual property's result. A view property, acreage home and urban custom home may appeal to different buyers even at similar prices.
What should sellers do with this information?
Start with location, condition, usable space and the strongest current alternatives. Then connect your marketing activity to buyer response: inquiries, showings, repeat visits and offers. Choose a review date so new information leads to a decision.

Does this mean prices are falling?
This one-month dataset does not establish a price trend. Comparing it with an equivalent prior period would require the same geography, property scope and calculation method. An individual seller's best decision still depends on the property and the move they are trying to make.
