How We Market a Home for Sale in Salem-Keizer: The Wisser Homes Team Listing Plan
When you list your home, a lot happens that you never see. Photos get scheduled, the listing goes live, buyers and agents start looking, and then, for many sellers, things go quiet until an offer arrives or doesn't. It's understandable to wonder what your agent is actually doing all week, and whether the plan is working.
We'd rather you never have to wonder. Below, we lay out how the Wisser Homes Team prepares, markets and reports on a home, and the decisions we make together with our sellers along the way. It's the same conversation we have at every listing appointment, written down so you can read it at your own pace.
The short answer: we start with a pricing and preparation plan built around your goals, present the home with strong photos and a 3D tour, put it in front of buyers online and through paid campaigns, reach out directly to agents likely to have a buyer, and send you a written report every week so you can see what we see.
How do we prepare your home before it goes live?
Preparation starts with a walk-through together. We look at the home the way a buyer will, and then we talk through options, because not every project is worth doing:
- Light preparation such as decluttering, small repairs and a deep clean costs little and helps nearly every home show better.
- Targeted updates such as paint or fixtures can help a home compete with newer listings. The trade-off is time and money before you list, so we'll talk about whether a buyer is likely to pay for them.
- Selling as is can make sense when you'd rather not take on projects. The trade-off is that the price and the likely buyer pool reflect the home's condition.
Some sellers also choose a pre-listing inspection to learn about issues early. Our home sale preparation checklist covers the common steps.
How do we set the price strategy?
We build a price recommendation from recent comparable sales and the homes buyers will be comparing yours to right now. We walk you through the evidence, explain the range we see and agree with you on what we'll watch in the first few weeks. If showings and feedback tell us the market sees the home differently, we'll bring that to you with the numbers rather than wait.
How do buyers find your home?
Most buyers start online, so that's where the first impression happens. For each listing we:
- Present the home with quality photos and a Matterport 3D tour, so buyers can walk through it before they book a showing.
- Syndicate the listing from the MLS to the major home search sites, and feature it on Homes.com, where our membership includes retargeting campaigns that show the listing again to buyers who've viewed similar homes.
- Run targeted campaigns where they fit the home, such as Facebook and Instagram ads, or Homes.com email campaigns to local contacts.
- Share the home on our social channels and on our website.
Not every home needs every tool. A downtown condo, a family home in Keizer and an estate on acreage draw different buyers, so we choose the mix with you based on who is most likely to buy.
How do we reach agents who may have a buyer?
Many buyers are already working with an agent, so part of our job is making sure those agents know about your home. For some listings, especially unique or higher-priced homes, we build a list of local agents who have recently worked with similar buyers and reach out to them directly. It's slower, more personal work than an ad, and in our experience it's one of the most useful things we do for a home with a smaller buyer pool.
What do you hear from us after the home is listed?
Every week, our sellers get a written marketing report. It shows how the listing is performing online, the showings that week and any feedback, the marketing that ran, what's changed in the local market and what we recommend next. When a week is quiet, the report says so plainly, along with what we plan to change.
We also call when something needs a decision, such as an offer, feedback that points to a fix, or a moment where the price strategy deserves a fresh look. You shouldn't have to chase us for an update.
What happens when an offer comes in?
We compare offers on more than price, including the buyer's financing, the contingencies, the timeline and how likely the sale is to close. Then we lay out your options, which are usually to accept, counter or decline, along with the trade-offs of each. After acceptance, we track every deadline through inspection, appraisal and closing, and we'll help you weigh any repair requests. Our guide to accepted offers with contingencies explains that stretch in detail.

Frequently asked questions
Do you use the same marketing plan for every home?

How often will I get updates?
Every week in writing, plus a call whenever something needs a decision.
Do I have to make repairs before listing?
No. We'll talk through light preparation, targeted updates and selling as is, and the trade-offs of each, so you can decide what makes sense.
Who will I work with?
You'll work with Gavin and Julie Wisser, who lead the Wisser Homes Team at HomeStar Brokers.
